Cleaning render should be straightforward. Apply a product, let it work, rinse it off, and the wall looks fresh again. So why do so many people end up with a wall that looks worse after cleaning than it did before, striped with dark runs, pale patches, or uneven discolouration that wasn't there to start with?

Streaking on cleaned render is one of the most common complaints in exterior property maintenance, and it almost always comes down to one of a small number of avoidable mistakes. This guide explores how either the wrong product, the wrong application method, the wrong weather conditions, or the wrong order of work, could be affecting your cleaning.

Why Render Streaks After Cleaning

Before getting into the method, it's worth understanding exactly what causes streaking, because different causes require different fixes.

Product drying before it's been distributed evenly: This is the most common cause of streaking on render. If you're working on a large elevation in direct sunlight or a strong breeze, the cleaning product applied to one section begins drying before you've moved on to the adjacent section. When sections dry independently, the boundary between them shows as a line or band across the wall. On textured render, these boundaries are particularly visible because the drying product collects in the texture.

Rinsing from top to bottom over already-treated sections: Running dirty rinse water over sections you've already cleaned leaves fresh streaks of contamination running down the wall. The same applies to dirty runoff from gutters or overhanging surfaces. This is why, if any rinsing is needed at all, it should be done in careful, contained sections rather than as a single top-to-bottom flush of the whole wall.

Using bleach on pigmented render: This is the most damaging cause of permanent streaking. Bleach is an oxidising agent, on white or pale render it may produce an acceptable result, but on K Rend, monocouche, and other through-colour render systems, it reacts with the mineral pigments in the render and strips colour unevenly, leaving pale, washed-out streaks that are virtually impossible to reverse without repainting. Every time bleach is reapplied to try to even out the result, the problem compounds. This is not a cleaning failure, but a chemical interaction with the render itself.

High-pressure washing at the wrong angle: A jet wash directed horizontally across a textured render surface at high pressure pushes contamination sideways rather than lifting it off, creating shadows and tide marks within the texture. On heavily contaminated walls, partial removal of growth, with some areas stripped and others still stained, leaves a patchy, streaked result that looks worse than the original uniform growth.

Inconsistent dilution: If product is applied stronger in some areas than others from inconsistent mixing, or from concentrate pooling at the bottom of a sprayer, the result on the wall is patchy. Areas with a stronger mix of product clean faster, and to a different depth, than areas with a weaker mix, and the boundary between them shows.

Contaminant runoff from above: Streaking that appears after cleaning and is unrelated to the cleaning itself is often runoff from window sills, gutters, metal flashings, or soffits that were dislodged during the cleaning process. Rust from metal fittings above the cleaned area, dissolved debris from blocked gutters, and tannin from damp timber above the wall all cause streaking on cleaned render surfaces.

The Right Product Choice: Why It Matters for Streaking

The product choice is where streaking prevention starts. Not all exterior cleaning products behave the same way on render, and the characteristics that prevent streaking are specific.

Bleach-based products are the highest risk for render streaking. As described above, bleach creates chemical discolouration on pigmented render that presents as permanent pale streaks. Even on non-pigmented render, bleach can leave white mineral deposits if not rinsed perfectly evenly, and creates the conditions for rapid regrowth (the surface looks clean but the biological roots remain). Avoid use on all render types.

High-foaming products provide the most streak-free application on textured render surfaces. Foam clings to the surface rather than running immediately, which means the product remains in contact with the textured surface long enough to work rather than draining into the lower sections of the wall. Critically, it also provides a reliable coverage indicator, as any area that hasn't foamed hasn't received sufficient product, which is how you ensure consistent, even coverage across the whole elevation before any section begins to dry.

Avoid direct sunlight on hot days: This is the most frequently ignored advice in render cleaning, and consistently one of the most common causes of streaking. In direct sunlight, especially on south-facing walls in warm weather, cleaning product evaporates from the render surface within minutes of application. On large walls, this means the first sections treated are almost dry before you've covered the last sections, and the uneven drying produces exactly the bands and shadows described earlier. Choose an overcast day, work early in the morning before the wall heats up, or work on shaded elevations first.

Avoid strong wind: Wind accelerates evaporation in the same way as direct sunlight, compressing the working time before sections begin to dry and increasing the risk of uneven coverage.

Choose slightly cool, damp conditions: In the UK, this is rarely difficult to achieve. A mild overcast day with humidity above 70% is close to ideal as product applied in these conditions remains wet on the render surface significantly longer than in warm, sunny conditions, giving you more working time per section and dramatically reducing the risk of uneven drying.

Check rain forecasts: GK Render Cleaner should be applied when no rain is forecast for at least 24 hours. Rain immediately after application rinses the product from the surface before it has had time to work, not only reducing efficacy, but potentially causing uneven runoff streaking across the treated area.

Temperature above 8°C: Below this threshold, the biological activity that the product relies on to break down growth slows significantly, and results become unpredictable.

Step-by-Step: Cleaning Render Without Streaks

Step 1: Inspect the Wall and Identify Stain Types

Before applying anything, take time to look at the whole wall carefully and identify what you're dealing with.

Green or grey-green film - algae and mould. Treat with GK Render Cleaner.

Black or dark brown spots - black lichen. Harder to shift with a standard biocide; may require GK Black Spot Remover as an additional targeted treatment.

Orange or rust-coloured streaks running vertically from metal fittings - iron oxide from corroding flashings, fixings, satellite dishes, or overflow pipes above the wall. Treat with GK Stinky Pinky Rust Remover before cleaning the render.

White powdery deposits - efflorescence (salt migration). Requires GK EFF OFF Efflorescence Remover, not a biological cleaner.

General atmospheric grime and pollution - can be addressed with GK Render Cleaner at standard dilution.

Treating the wrong stain type with the wrong product doesn't just fail to clean, it can set the stain, create a chemical reaction with the render surface, and make subsequent correct treatment harder. Identifying stain type first saves significant time and cost.

Step 2: Protect Adjacent Surfaces

Cover garden beds, planted areas, and any surfaces below the wall that you don't want product landing on. Water nearby plants thoroughly before starting and cover with waterproof sheeting as GK Render Cleaner is only plant-safe provided it's not sprayed directly onto foliage, but prevention is simpler.

Check that windows and sills below the working area are closed. Clean any blocked gutters above the wall before starting as a blocked gutter that overflows during or after cleaning will run contaminated water over your freshly treated wall.

Deal with any rust-staining sources (corroding fixings, metal fittings) or treat the rust streaks separately before the main render clean. Cleaning the render without treating the rust source means new staining will begin as soon as the next rainfall.

Step 3: Mix Carefully and Consistently

GK Render Cleaner is concentrated and should never be applied neat. Consistent dilution across the whole job is essential for streak-free results as areas treated with a stronger mix will produce different results from areas treated with a weaker mix.

Dilute in a clean bucket or spray tank, measuring both components:

Heavy soiling (thick algae, established lichen, wall not cleaned for several years): 2 parts water to 1 part GK Render Cleaner

Light to medium soiling (annual or biennial maintenance, moderate biological loading): 4 parts water to 1 part GK Render Cleaner

A 5-litre bottle diluted at 4:1 makes 25 litres of working solution, covering approximately 100m². Mix the full batch before you begin rather than mixing in stages as this ensures concentration is consistent from the first section treated to the last.

If using a garden pump sprayer, shake or agitate the tank before starting each new section. Concentrate can settle slightly during application on large walls.

Step 4: Apply Working From the Bottom Up

This is one of the most important technique points for preventing streaking, and one of the least intuitive.

Apply GK Render Cleaner starting from the bottom of the wall and working upwards, in sections. The reason is simple: product running down a wall that's already been treated with the same formula creates no streak. Product running down over an untreated section of wall leaves a streak of pre-concentrated formula on a surface that hasn't received the balanced dilution, and when you treat that section, it may respond differently. Working bottom-up means any runoff from newly applied areas passes over already-treated sections, not over untreated ones.

Use a garden pump sprayer for large, flat render surfaces as it gives the most even distribution and allows you to control coverage precisely. For deeply textured render or pebbledash, a wide-headed brush may produce better penetration into the texture.

Apply to one section of manageable size, ensure it foams evenly across the entire section, then move immediately to the adjacent section. Work across the wall in overlapping horizontal bands so that no section has time to dry before the adjacent one is treated.

Do not work in isolated patches. Treating one area heavily and then moving to a disconnected area elsewhere on the wall, leaving the first area to dry while you treat others, is how band marks form.

Step 5: Do Not Rinse - Allow to Work

This is where GK Render Cleaner's approach differs from most domestic cleaning products, and where many people's instinct to rinse causes the problems they were trying to avoid.

Do not rinse the wall after application. GK Render Cleaner works with natural weather cycles. After application, UV from daylight desiccates and kills the biological growth embedded in the render. Subsequent rainfall progressively removes the dead material from the surface. Over the days and weeks following treatment, the render returns progressively to a clean, even finish without any rinsing-related streaks, tide marks, or pressure-wash shadowing.

For lightly contaminated surfaces, visible improvement is often apparent within days. For heavily established growth, the full result develops progressively over two to four weeks as weather cycles complete the job. Resist the urge to jet wash or rinse prematurely as doing so at this stage interrupts the weathering process and can itself cause streaking where the rinse water contacts sections of partly-removed dead growth.

The exception: if the area needs to be used or accessed quickly, a gentle rinse with a garden hose (not a jet wash) after at least two to four hours of dwell time is acceptable, though results may be somewhat reduced.

Step 6: If Streaks Appear - How to Address Them

Despite the best preparation, streaks can occur. The correct response depends on the type.

Drying bands from uneven coverage: If visible tide marks appear where sections dried unevenly, a second even application of GK Render Cleaner across the whole affected area, applied in the conditions described above, will typically resolve this as the chemistry works evenly across the whole surface in the second pass.

Rust streaks appearing after cleaning: These indicate a corroding metal source above the wall. Clean the render again once the rust source has been treated or removed, and apply GK Stinky Pinky Rust Remover to the stained area specifically.

Pale or discoloured patches on pigmented render after bleach use: These require professional assessment. In most cases, re-treating with GK Render Cleaner will not reverse bleach discolouration on pigmented render, repainting with a compatible masonry paint or render coating is typically the only remedy. This is the reason bleach should never be used on K Rend, monocouche, or any through-colour render finish.

Persistent black spots remaining after cleaning: Black lichen requires a dedicated treatment. Apply GK Black Spot Remover directly to the affected areas and allow an extended dwell time of several hours to overnight. Do not pressure wash black spot as the organism's root structures are embedded too deeply for mechanical removal to be effective.

Render Type Guide: Specific Considerations

K Rend and silicone render: The most common render type on UK new builds from the past 15 years. Through-colour, and therefore particularly sensitive to bleach discolouration, means you should never use bleach or acid-based products. GK Render Cleaner is confirmed safe on all K Rend finishes. Apply at the correct dilution and allow weather cycles to complete the clean. Do not jet wash.

Monocouche (through-colour cement render): Similar sensitivities to K Rend. Bleach-free products only should be used. GK Render Cleaner is suitable for all monocouche finishes.

Sand and cement render (painted or unpainted): More tolerant than through-colour systems but still susceptible to bleach discolouration and surface carbonation from repeated harsh chemical use. Pebbledash: Deeply textured surface that makes even application more challenging. A wide brush applied in two directions (horizontal then vertical) produces better penetration into the texture than a sprayer alone. K Rend with silicone or hydrophobic treatment: The water-repellent surface of treated K Rend can reduce product penetration. On heavily beading surfaces, a brush application rather than a sprayer improves contact, or apply two lighter coats rather than one heavier one.

After Cleaning: Pre-Paint Preparation and Prevention

If the wall is being cleaned prior to repainting or applying a masonry coating, GK Render Cleaner is the correct pre-treatment. After application, allow two to three weeks for the dead biological growth to decompose and the wall to dry fully. Wash down with clean water at low pressure to remove the decomposed residue as it will rinse away easily at this stage, then apply paint or coating to the clean, biologically inactive surface.

Alternatively, apply GK Concentrated Fungicidal Wash prior to painting to neutralise the surface and remove biological contaminants.

Painting or sealing over live or incompletely treated biological growth is the most common cause of premature paint failure on rendered walls. The organisms continue to grow beneath the paint film, and the paint bubbles, peels, and fails within months. 

For prevention of future growth, GK Pro is worth considering as a post-paint biocidal wash.
